Improving mechanisms for using financial-credit instruments on the residential real estate market

Introduction. The functioning of the residential real estate market in Ukraine has a number problems related to loss investor confidence financing mechanisms used by developers. This is justified fact that existing ways construction do not have reliable preventive guarantee protection rights and interests investors.Purpose research: improve mechanism region, which focused on satisfaction housing needs territorial communities.Methods. In process research general special methods were used: analysis synthesis, induction deduction, abstraction concretization, systematization elements comparative analysis.Results. It determined main investing facilities, are provided current legislation, are: forward scheme, sale apartments under previous agreements, investment agreements between funds buyers, target bonds. Such pluralism ways, one hand, creates preconditions for rational choice participants those allow most efficient use money makes purchase more affordable. On other insufficient level financial literacy population complicates such choice. A study shown they investors. Thus, we proposed based combination state guarantees, communities.Discussion. Implementation our proposals using financial-credit instruments market, communities, will help solve social problem today, as well efficiency market.
